This research adds in-depth insight into the prevailing trends in the real estate market by developing advanced analytical models, SARIMA for rental price forecasting, K-Means clustering for market segmentation, Principal Component Analysis for dimensionality reduction, and sentiment analysis for public perception. Analytics of these advanced technologies can enable more enlightened and strategic decision-making within the study of rental and listing price data. The findings underline the importance of data-driven strategies in helping to identify market opportunities, optimize one's pricing strategy, and increase the transparency and efficiency of markets to strengthen the industry as a whole further.
